About the Snowshoe Architectural Review Committee

Property located within Snowshoe Mountain Resort is subject to various covenants and restrictions and design guidelines. One of the most significant is the requirement that owners and/or project managers obtain approval prior to commencing any site preparation, lot clearing, excavation work, landscaping, construction, improvement, alteration, or remodeling on property at the Resort. This approval process is administered by Snowshoe’s Architectural Review Committee (“ARC”), which is made up of up to seven members selected by the president of Snowshoe Mountain Inc.

What To Know About the ARC:

We are excited about the improvements and/or new construction you have planned for your property.  We appreciate your commitment ensuring improvements will meet or exceed the quality standards that Snowshoe is securing for all homeowners, properties, and the surrounding communities.

The Architectural Review Committee, in conjunction with outside professional guidance, has made numerous changes to the ARC guidelines in order to update standards and simplify the requirements & application process. Please discard all copies of the Snowshoe Architectural Review Committee Guidelines and appendixes dated prior to November 2021.

It is strongly recommended that before you undertake your next construction or property improvement project that you, the owner, architect, primary contractor, and all other personnel involved in consultation of your project at Snowshoe perform a complete review of the new documents.

Please note, as defined in the Declarations of Restrictions, Conditions, Easements, Covenants, Agreements, Liens, and Charges, section VI item D, The Architectural Committee shall approve or disapprove plans, specifications, and details within thirty (30) days from the receipt of your application. Our goal is to respond in an expedient manner, therefore, request that you please allow at least 7 days for all information to be processed and recorded.

The Committee Recorder, Katie Leitsch, will process and record all applications, samples, and findings for the ARC. Once all information is processed, the Committee Recorder will forward to all Committee Members. During the processing period, if you have not heard from the Committee within a reasonable amount of time, please feel free to call the Committee Recorder, Katie Leitsch, at 304-572-5850.

Once the Committee has reviewed your application, and the application is approved, a permit to proceed with your project will be forwarded to you and the Security Department at Snowshoe.  YOU ARE NOT PERMITTED TO PROCEED WITHOUT THIS PERMIT.  If you choose to proceed without a permit, Snowshoe Security will issue you with a “Cease and Desist” order, which penalty fees may apply.

If your application is denied in whole, or in part, the Committee will explain the issues to be addressed and invite you to re-submit your application addressing documented issues. If you find that you need more direction from the Committee, you can request to conference into a Committee meeting, where you and the Review Members can address and resolve said issues.

Please note: The Committee is not a regulatory authority; their authority is governed by the Declarations of Restrictions, Conditions, Easements, Covenants, Agreements, Liens, and Charges of Snowshoe.  The Committee may state, for example, that the “driveway must allow parking for xx number of vehicles”.  Although the Committee may be able to offer limited input and direction, the Committee CANNOT design your driveway, or reference codes and regulations for you.  Please contact your project Contractor, Architect or Engineer to ensure all codes and regulations are met.  A qualified Contractor, Architect or Engineer will be familiar with all code and regulatory issues.
